In order to subdivide a plot of land, the following generally applies:
The total surface area must be at least double the minimum plot size required for development (or subdivision); or the subdivided portion must, when combined with another plot, reach the minimum size required to be buildable (or eligible for subdivision).
In areas designated for residential use, this minimum plot size is determined by the relevant municipal planning regulations. In all other areas, the minimum plot size for subdivision is 10,000 m².
Important notice: For tourism development in areas where residential construction is not permitted, the minimum buildable plot size is currently 2,500 m². However, this does not mean that a larger plot (of less than 20,000 m²) in such areas can be freely subdivided to create two plots suitable for tourism use. This is only expressly permitted in areas where residential development is also allowed.
